An organised client is a good client. 

And they make for a happy accountant.

Are there times when you have met with a client to do their tax return and asked them for something and they have said, ‘Ah, I forgot that.’ Or, ‘I didn’t know about that.’

A lot of clients need to be told about Depreciation Schedules. They will come to you at tax time with everything except a Depreciation Schedule.

Maybe it’s because they’re never heard of one.

Maybe they think their property is too old – they (and perhaps you) would be surprised.

Maybe it’s because they thought the tax deduction would be incidental – they could have another surprise in store for them.

Now is the time for clients to do repairs or make improvements to their property.

May and June are when your clients should ideally make changes to their properties.

It’s the time to add those under $300 Assets, like exhaust fans, curtains, room heaters. As you would know, Assets under $300 are written-off immediately.

We put Assets costing between $300 – $1,000 into the Low Value Pool – 18.75% in the first part year and then 37% per year after that.

That’s the easy part. But what about repairs vs improvements?

If you’re lucky, your client will have talked to us and we will have given them our opinion on how the work could be treated. We’ll have asked them when they started to rent out the property, what the nature of the work was, and the all important question of whether the damage or deterioration happened while THEY were renting out the property.

If you’re unlucky, your client will give you a pile of receipts and expect you to work out how to treat them.

It’s another reason why accountants send their clients to us. We’ll have those conversations with your clients that you are too busy to have – or that drive you crazy.

We have a few checklists we use for clients when they come to us for Depreciation Schedules and find that it makes our life easier.

Sending a list of property related deductions to your clients might make your life easier.

At the very least, it could mean you get their tax return sorted out in the one meeting without waiting for them to send in things they forgot, like that pest treatment last year.

Or the Special Levy payments outside of the regular strata fees.

Maybe the rubbish removal costs when they finally got rid of that problem tenant.

Those questions can be pretty obscure and take up a lot of your time. 

Questions like, ‘Can I depreciate renovations if I didn’t do them?’
